We’ve all seen horrible real estate photos. You know, photos that show dirty dishes and clothes on the floor, even the owner’s foot in the corner of the picture? Poor real estate photos are one of the quickest way to kill your listing. These photos will be the first impression that a potential buyer will have of your property so they need to be clean, clutter-free, well-lit, and welcoming. Here are some beginner tips for professional real estate photos.
Know How To Use Your Equipment
Invest in a nice digital camera if you are able. If that isn’t in your budget today, spend some time to learn your cell phone camera settings.
Purchase a wide-angle lens for your camera or download a wide-angle app for your cell phone.
Always shoot in landscape/horizontal orientation. This is more pleasing to the viewer’s eye.
Open shades and turn on the lights. Natural lighting will be the best for your photos. And, low lighting can result in blurry pictures. Here is a great article about shooting with natural light.
Shoot from an angle that shows as much of the space as possible, and highlights it’s best qualities.
To avoid blurry photos, use a travel tripod or download a stabilization app.
Create A Great First Impression
Ensure that there are no people in your pictures, and watch for your own reflection in mirrors and windows, as well as camera flash reflections.
Close the toilet seats. Please. I beg you.
Close drawers, cabinets, and closet doors. If there is a large or interesting storage space you would like to highlight, ensure that it is clutter-free before you snap the picture.
Clean up dirty dishes, towels, and cluttered counter tops.
Include interesting and attractive photos of the neighborhood- front gate, local parks, walking trails, etc.
If you don’t feel that you can do the property justice, hire a professional photographer with real estate photography experience. There is no shame in asking for help!
When you take clean, welcoming photos if your listing you are portraying yourself and your property in a more professional manner. This gives potential buyers confidence in your abilities as a listing agent, and sets the tone for how they will feel about the property that you are presenting.
